Spring Valley is an unincorporated community of about 31,000 people in the census-designated place, set in the hills between La Mesa, Lemon Grove and the Sweetwater River. Because it is not a city, local decisions run through the San Diego County Board of Supervisors and an elected community planning group, and the area commonly called Spring Valley, including Casa de Oro and La Presa, extends beyond the census boundary. The name traces to a natural spring claimed in the 1860s, and the adobe ranch house built near it later became the home of historian Hubert Howe Bancroft; it is now a National Historic Landmark and museum. The community is one of the more diverse in East County. The 2020 Census counted it as about 40% Hispanic or Latino and roughly 10% African American, and Filipino bakeries and lumpia shops sit alongside taquerias and Mediterranean cafes along Jamacha Boulevard and Sweetwater Road. Much of the housing is postwar single-family homes on hilly lots, many with detached garages, fruit trees and views across the valley, along with apartments near the main commercial corridors. Spring Valley has no downtown or trolley station of its own, and residents drive SR-94 and SR-125 to jobs across the county. What it offers instead is relatively large lots and a quieter pace close to the urban core, open space around Dictionary Hill and the Sweetwater River, and homes that have historically sold for less than La Mesa. Community groups have pushed for a stronger civic identity, including the annual Spring Valley Day festival.
