San Marcos is the college town of inland North County, set in a chain of small valleys along State Route 78 between Vista and Escondido. Spanish soldiers passing through in 1797 named the area Los Vallecitos de San Marcos, the little valleys of Saint Mark. For most of the next century and a half it was farm and dairy country, until Colorado River water arrived in 1956 and set up the growth that led residents to incorporate on January 28, 1963. The 2020 Census counted about 94,800 residents on 24 square miles, and the city has kept growing faster than most of the county. California State University San Marcos and Palomar College bring tens of thousands of students, and the Sprinter light rail line connects both campuses to Escondido and Oceanside. Newer master-planned neighborhoods, especially San Elijo Hills on the city's southern ridges, draw families to the San Marcos Unified School District, while older areas around Mission Road and Twin Oaks Valley hold ranch homes and apartments. The city's outdoor draw is Double Peak Park, a hilltop above San Elijo Hills with views to the ocean and the Palomar range, reachable by road or a network of trails. Lake San Marcos, technically an unincorporated community surrounded by the city, adds a lakeside restaurant and resort-style homes. San Marcos also has a long stretch of chain and independent restaurants along San Marcos Boulevard and Via Vera Cruz. Redfin's July 2026 median sale price was about $927,000.

Winters are mild, with occasional frost in low spots. The city's hillsides face wildfire risk during fall Santa Ana wind events.
