Mission Valley is the San Diego River's floodplain turned into the city's central business, retail and hotel district. The Kumeyaay lived along the river for thousands of years, and in 1774 Spanish missionaries moved Mission San Diego de Alcala from Presidio Hill to the valley's eastern end for better access to fresh water. Dairy farms held most of the valley floor until the early 1960s. Then the freeways arrived: the first Hotel Circle hotel opened in 1953, Mission Valley Center in 1961, San Diego Stadium in 1967 and Fashion Valley in 1969. Today the community planning area covers about 2,418 net acres and holds more jobs than residents, with 54,115 jobs in 2022 against 28,129 people in 2023. The Green Line trolley runs the length of the valley, and Interstate 8, State Route 163, Interstate 805 and Interstate 15 all pass through. Snapdragon Stadium, opened in 2022 on the old stadium site, is home to San Diego State football, San Diego Wave FC and Major League Soccer's San Diego FC, and the surrounding SDSU Mission Valley project includes a 34-acre river park. The valley is also becoming a place to live. Population grew 45% between 2010 and 2023 as the valley added 4,379 homes, and multifamily units now make up nearly all of its 15,612 homes. Residents get trolley access, big-box shopping and a river trail, and they also get heavy traffic, freeway noise and a floodplain setting that shapes where and how the valley can build.
