Eastlake is a master-planned community in eastern Chula Vista, built beginning in 1986 on former ranch land between SR-125 and Lower Otay Reservoir. The EastLake Development Company planned it as a destination community for about 30,000 residents in 10,000 homes, organized into neighborhoods such as Eastlake Shores around a man-made lake, Eastlake Greens with its 18-hole golf course, Eastlake Trails, Eastlake Vistas and Eastlake Woods, plus a business center and village shopping district. Its best-known neighbor is the Chula Vista Elite Athlete Training Center, which opened as a U.S. Olympic Training Center in 1995 on land donated through the Eastlake project and has overlooked Lower Otay Reservoir ever since. Residents are a mix of Latino, white and Asian households, many of them families drawn by newer houses, parks and Chula Vista Elementary and Sweetwater Union schools, including Eastlake High School. Eastlake is largely built out now, and much of the new construction in eastern Chula Vista has shifted south to Otay Ranch and Millenia. The opening of the SR-125 toll road in 2007 shortened drives north, while the Rapid 225 bus connects the area to downtown. Prices are above the Chula Vista median for detached houses, and HOA dues and Mello-Roos special taxes are part of the cost of living here.
Living here
Draws
- Newer homes with parks and trails built into each neighborhood
- Well-regarded elementary schools and Eastlake High School
- Lower Otay Reservoir and open hills at the edge of town
- SR-125 access to East County and I-8
Tradeoffs
- Long drives to downtown San Diego and the coast
- HOA dues and Mello-Roos special taxes
- Hotter summers and wildfire exposure on the eastern edge
- Few independent restaurants; most dining is in chain-anchored centers
Good for: Families who want a newer suburban house, school access and parks in the South Bay.
Weather
Eastlake sits about 10 miles from the bay on higher ground, so the marine layer usually burns off earlier than in western Chula Vista and summer afternoons run hotter than the Chula Vista station's averages. Clear winter nights can be cooler, especially near Lower Otay Reservoir. Santa Ana winds in fall bring hot, dry days and wildfire risk to the open hills east of the community.

Housing
Typical home value $780,000 (-7.3% year over year) · median rent $2,959
Single-family tract homes from the late 1980s through the 2000s on modest suburban lots, with larger houses in Eastlake Greens and Vistas and townhomes and condos closer to the village centers. Most neighborhoods have HOAs, and many parcels carry Mello-Roos assessments.
