East Village is the largest neighborhood in downtown San Diego, covering about 130 blocks from Seventh Avenue east to around 18th Street. For most of the 20th century it was a district of warehouses, rail spurs, single-room-occupancy hotels and artist lofts. The opening of Petco Park in 2004 changed that almost overnight, and residential towers followed starting the next year. Today East Village is a patchwork. The Ballpark area around Petco and Park Boulevard is lined with condo towers, sports bars and hotels. Further east, the blocks known as Makers Quarter and the I.D.E.A. District mix creative offices, breweries and apartment buildings with older industrial structures, while Park & Market, opened by UC San Diego in 2022, brings a university presence. The San Diego Central Library, opened in 2013 with its distinctive lattice dome, anchors the neighborhood's civic side, and Fault Line Park gives residents a rare patch of green. East Village also holds much of downtown's homeless population and many of the service providers, including the main campus of Father Joe's Villages, and encampments along sidewalks remain a daily reality on some blocks. That tension shows in prices: Zillow's typical home value here is about $597,000, below Little Italy and well below the Marina and Core-Columbia, which makes East Village the most common entry point for buyers who want to own downtown. Plans for the 1,800-unit East Village Quarter on the former Tailgate Park lot point to continued growth.
